Ceylinco Developers to replicate Millennium City in Ja-ela

Ceylinco Developers Ltd (CDL), a member of the Ceylinco Group of Companies, developers of the mega township project titled Millennium City, set a record among local housing developers when they entered into an agreement with the Board of Investment (BOI) in February this year to develop yet another 30 acres, this time in Ja-ela where they would replicate the Millennium City township in Athurugiriya.

The Ja-ela Millennium City project was launched on Friday. Deputy Chairman CDL Bandula Ranaweera was the chief guest.

The total project cost is estimated at Rs 2 billion with 900 houses being built initially.

The project is fully sponsored and approved by the BOI with the resultant benefits such as land being obtained at government valuers rates and imported building materials being exempt from duty, being passed on to the consumer.

He said they were extending the Millennium City Athurugiriya concept to Ja-ela due to popular demand and the appeal for good houses made by the people of Northern Colombo and its suburbs. The pioneering Athurugiriya project achieved an all-time sales record of selling over thousand one hundred houses within 3 1/2 years, with more than 750 houses already being occupied.

Ranaweera said that it was due to the unprecedented success they had with the Athurugiriya project that had given them the confidence and the impetus to develop yet another township on the same lines.

Millennium City Ja-ela is on 30 acres with each plot being over 7.5 perches, set in a green, eco-friendly environment. The types of houses that will be built at Millennium City, Ja-ela will be identical to those in Athurugiriya and will bear the same branding names. All houses will be detached with a surrounding garden and are built using quality clay bricks, imported class one timber, with the option of clay tiles being used for the roof.

Initially the types of houses built would belong to the Orchid, Tulip, Olympus and Paradis categories. As the first phase has been very competitively priced with special introductory rates being given, already a number of the houses have been sold Ranaweera said. He said that only a limited number of houses would be built, and called upon those interested in obtaining a home at Millennium City Ja-ela to visit the project as a matter of priority. We hope to complete the project itself within four years, he said.

The residents of the Ja-ela Millennium City too will benefit from 24-hour controlled security at the entrance, landscaped parks, fountains, lakes, recreational areas, wide access roads, advanced storm water drainage, centralised soakage pit, free telephone, internet and cable TV connections, swimming pool, kiddies pool, gymnasium, club house, day care centres, and, restaurant. Stamp duty on transfers too would be at special concessionary rates. CDL is providing easy payment terms to prospective house owners, with reservations being made possible on as a 10% down payment, while those who make a 30% down payment would be gifted a diamond studded gold coin

The CDL sales offices would be open seven days a week for the convenience of customers.

Mr Ranaweera said it was their intention to provide residents not just with quality houses but a whole new lifestyle as well. We offered the residents of Athurugiriya a hassle free proposition, combining safety, security and a unique lifestyle and we are now about to do the same for the residents of Northern Colombo.
