Rs. 850 million residential apartments, commercial section complex in two years

Residential apartments and the commercial section will be built together for the first time in Sri Lanka, at the 'Premier Pacific Pinnacle' super luxury apartments at R. A. De Mel Mawatha, Colombo 4.

The complex which will be a 11-storied world class building with two basements, ground floor, a mezzanine floor and with parking facilities for 150 vehicles, is estimated to cost Rs. 850 million. The ground breaking ceremony of the complex was held recently and the building is expected to be completed in two years.

The Commercial section will be housed from ground floor to the fourth floor while the residential apartments will be from the fifth to the eleventh floor with complete segregation between the two sections.

The building will consist of 66 shopping units, inclusive of a super market and food court and 55 residential apartments. The total area of the complex is 180,000 square feet. There will be 16 types of apartments consisting of two, three and four bedrooms and some apartments have been designed to include a private home garden.

Chairman, Premier Pacific International (Pvt.) Ltd, Nimal Perera said that this complex would be a pace setter for others in the industry as they have put together two worlds in one building.

The apartments will be priced from Rs. 5.1 million to Rs. 11.9 million each. "We have introduced a series of novel payment schemes while special discounts will be offered for up-front payments."

He said that they are planning to construct a low income group housing complex in Anuradhpura in the future. "We have already year marked a building block for this project."

He said that the build had been designed on a 'close to nature' concept taking a cue from the Japanese economy. "The Japanese architects have been very concerned about the global warming and in almost all the new buildings that are being built there is a roof garden. We too took a leaf from that and have built a roof garden in this building and in our first complex as well."

The complex will incorporate several unique features hitherto not used in buildings in Sri Lanka. A focal point in the building will be the giant fish tank on the fourth Floor Food Court, which will extend the entire length of a wall. In addition, the Food Court will also have a 'fish column' built around a structural element in the Food Court. Another feature of Premier Pacific Pinnacle will be the pressurised fire staircase in the building.

This safety feature will ensure that in the event a fire breaks out in the building, the fire escape route will remain smoke-free, enabling people to exit to ground level in safety.

A special feature of the building will be the steel spiral staircase and glazed curtain wall (curved glass) at the entrance of the building and rising up to the forth Floor. The building will have glass panelled lifts, which will give passengers a view of the city as they travel up and down.

All luxury finishes and fixtures will be used throughout the building to make it a world-class complex, Perera said.

"We have incorporated all the special features of our previous complex and added a host of others," Perera said. "Naturally, we aim at building a complex surpassing the level already achieved by us."

The event for the launch was also attended by Premier Pacific's financial collaborators, NSM Investments Ltd., of Singapore represented by Peter Lee, Chairman and Ricky Jay, Executive Director. NSM Investments has pledged additional funding for Premier Pacific ventures which are currently at conceptual and planning stages and will also work closely with the management team to develop Premier Pacific Pinnacle, Jay said.

The Chief Consultant Architect to the project is Errol Siriwardene, who has over 26 years of diverse experience in all phases of architecture both locally and overseas. The main contractor for the project is Maga Engineering (Pte) Ltd., who has over 18 years experience in the construction industry. Piling work has been undertaken by Walkers Piling Ltd. The project engineers are Strad Consultants whose Chairman M.D. Wijeratne will be the Project Manager.

Premier Pacific International (Pvt.) Ltd., is a BOI-approved company, which was incorporated as a private, limited liability company in Sri Lanka in January 1998. Funded entirely by direct foreign investment, the company commenced with an issued and fully paid up capital of Rs. 142 million.

The company's inaugural project, Premier Pacific 2001 was the basis of the Award for Construction Excellence in Year 2001 by ICTAD (Institute of Construction Training and Development) and NCCASL (National Construction Contractors' Association of Sri Lanka).
